Key Background

Rising from Vlore’s new marina quarter, Vlore Beach Tower is a milestone in the coastal regeneration of Albania. The 21-story skyscraper, designed by renowned Oppenheim Architecture, is part of a vast regeneration plan entitled the Beach Urban Development. With only 3 km away from the historic city center, the tower is envisioned as a landmark that revitalizes the local skyline while adopting the genius loci of the location through its distinctive materiality and form.

The reddened bush-hammered concrete façade of the building is a dramatic visual statement, evoking the colors of Albania’s southern coastal rocks. The materiality chimes the building with the local landscape while making it visible against the blue waters of the Adriatic. The design incorporates deep Mediterranean-style loggias for every unit, allowing residents to make the most of living outside with large sea views.

Functionally, the tower integrates public, residential, and cultural functions. A striking base carve-out creates an energetic public plaza with retail stores, integrating the building into the beachfront promenade. Lower-level activation also features a prominent vertical LED media wall that illuminates the city space with digital art and storytelling—a contemporary reimagining of community engagement.

Inside, the design wisely separates access to different elements: office space lessees, rooftop users, residents, and garage drivers all have distinct circulation paths. Duplex penthouses on the upper floors have individual sanctuary floors and rooftop bars, offering upscale living over the city. More than a residential building, Vlore Beach Tower is an active architectural statement—something that infuses culture, modern design, and local heritage into the role of securing Vlore’s future as an active beach community.
